METHODOLOGY

In December 2020, all the data was collected.
The Price-to-Income Ratio is the most fundamental indicator of whether or not housing is affordable. It is determined by taking the ratio of an apartment’s median price to a family’s median income, with both figures reported as years of income (although variations are used elsewhere). The better off you are, the lower you may get the ratio. Our calculation is based on the assumptions that the family’s net disposable income is 1.5 times the average net wage, that the number of women in the labor force is considered to be 50%, and that the typical apartment is 90 square meters in size. The price per square meter represents the average price paid for a residence in or outside the city center measured in square meters.
The monthly cost of the mortgage in comparison to the typical net income is what is meant by the term “mortgage as a percentage of income.” The estimate of monthly net income is based on the average monthly wage. It is predicated on a mortgage for twenty years on a house (or flat) that is ninety square meters in size. The cost of living in the city center is averaged with the cost of living outside the city center to arrive at the price per square meter.
The year’s total gross rent is divided by the home’s purchase price to arrive at the gross rental yield (expressed as a percentage). It is to your advantage to get a higher score.
The typical monthly rent for an apartment in the city center that is 110 square meters and has three bedrooms is rent 110m2.
